PROJECT MANAGEMENT

You have the property and the budget. What you need is someone on the ground who makes sure every pound is spent on what adds value, every trade knows what they’re doing and when, and the project completes without the delays and cost overruns that kill margins.
We take on full site management for refurbishment and flip projects, coordinating trades, managing procurement, visiting the site regularly and reporting back so you always know where things stand.

What’s included:
– Initial site assessment and scope review

How it’s priced:
Our fee is 15–18% of the total project budget, depending on scope and complexity. Smaller projects (under £20k) are at the higher end of this range, the coordination overhead doesn’t reduce proportionally with budget size. Larger projects are quoted at 12–15%. We are clear about this from the first conversation.

We start by understanding the scope, budget, target market and your timeline. For buy-to-sell projects we’ll advise on what specification actually adds value at resale in your area. For rentals, we spec to attract the right tenant and minimise void periods

SCOPE, PROPOSAL & AGREEMENT
We prepare a clear proposal: scope of services, programme expectations, fee structure and key deliverables. No ambiguity. You know what you’re getting.

DELIVERY & COORDINATION
We manage the project on the ground. Regular site visits, trade coordination, procurement management and progress reporting. You stay informed without being buried in the detail.
